Rugby is Warwickshire's second largest town and it is still growing: 62,580 people lived there in 2001, 70,628 in 2011 and 78,125 at the 2021 census.
Most new homes are going up at the edges. Houlton occupies the old Rugby Radio Station site, once the largest radio transmitting station in the world, while Cawston has grown to the west. The county council has proposed a Rugby Parkway station on the Northampton line to serve Hillmorton and Houlton, where 6,200 homes are planned over 15 to 20 years.
