What we provide

An alternative to bed and breakfast.

The Homelessness (Suitability of Accommodation) (England) Order 2003 treats bed and breakfast as unsuitable for a pregnant applicant or a family with children unless nothing else is available. Even then it limits the stay to six weeks. A whole house is a different kind of placement from the start.

Maine Stays runs whole, furnished homes in Coventry and in Brierley Hill in the Dudley borough. Maine Property Solutions, the company behind it, takes on further whole homes for council use across the West Midlands.

Placement types

The placements we can support.

Emergency and interim

Short-notice stays while enquiries are made, including under the section 188 interim duty.

Temporary accommodation

Longer stays in a self-contained home while a household waits for settled housing.

Staff and contractors

Whole houses for council staff, agency teams and contractors on council projects.

Standards

Before a home is offered for a placement.

A home is put forward only when every one of these is in place:

  • It is whole and self-contained, with its own kitchen, bathroom and entrance
  • Gas safety, electrical and energy certificates are current
  • A fire risk assessment is in place, with detection suited to the home
  • The lender, the freeholder and the insurer have agreed in writing to council placements
  • The length of stay has been agreed with the council

The council. Placement terms are agreed with the council in writing before the household arrives.
