Rebuilding the south of the city centre

The £450 million City Centre South plan rebuilds the southern half of Coventry's centre. The West Midlands Combined Authority, which is investing £110 million, calls it the city's biggest and boldest regeneration for decades.

Shearer Property Regen, the partnership of The Hill Group and Shearer Property Group, is the developer. Work started in June 2025 by knocking down the old Argos store in City Arcade and the Barracks car park.

The plan allows up to 1,575 homes; the first phase brings 991 of them plus shops, offices and a large new public space. Allies and Morrison's designs top out at 19 storeys, with solar panels, planted roofs and a district heat network. Copies of William Mitchell's post-war History of Coventry murals are to return to the streets.

The first tower was going up by October 2026: a block of 200 affordable flats for Legal & General, most of them for social rent. An on-site Skills Centre now trains people for construction jobs.
