The new park on the A45

Pickford Interchange is being built on 52 acres beside the A45 at Eastern Green, on Coventry's western edge, with consent for 645,000 sq ft of space for industry, logistics, manufacturing and research. Royal London Asset Management Property is the funder, Graftongate the development manager and GMI the main contractor; work began in October 2025.

Phase one is nine units totalling 350,000 sq ft, backed by £48 million and programmed by the developer for completion in mid-2026. Units run from 8,266 to 121,223 sq ft and the scheme targets BREEAM Outstanding; the developer's aim is up to 1,665 jobs.

The park is part of Eastern Green, a 435-acre urban extension the council has programmed from 2019 to 2039, with at least 2,250 homes, a district centre, a primary school and a new junction on the A45.
