Who working guests are

Working guests are people whose job brings them to the city for a while: engineers and contractors on long projects, NHS staff on placements, consultants and corporate teams, plus families who need a home while their own is repaired or while they relocate.

They book a whole house rather than a hotel room because they want a kitchen, a proper bed, somewhere to park and space to switch off. Stays run from a few nights to several months.

Route one: management

Under management, Maine Property Solutions, the company behind Maine Stays, runs your house as serviced accommodation. It prices and lists the home, takes the bookings, looks after the guests, arranges cleaning between stays and reports any repairs to you for approval.

Route two: a company let

Under a company let agreement, Maine Property Solutions takes the house as lessee and pays you one fixed monthly sum for the agreed term, whether or not a guest is staying. The occupancy risk moves to the company.

A company let suits owners who value certainty more than upside. The term, the monthly sum and the split of repairs are set out in writing before anyone signs.

Route three: an ordinary let or a quiet sale

Since 1 May 2026 the Renters' Rights Act has changed residential lettings in England. Some landlords are deciding whether to carry on. If an ordinary let still suits your house, it may well be the right answer.

If you would rather sell, Maine Property Solutions can introduce the house to investors on its list without a board or a listing. It does not buy property itself. Investors buy below open market value in exchange for speed and certainty. The buyer pays the fee.

Check these before any route starts

  • Your mortgage lender's consent for the way the house will be used
  • Insurance that covers paying guests or a company let

  • The planning position and how council tax or business rates will apply

Planning, council tax and business rates

Outside London there is no single national limit on short stays. Whether using a house for short stays is a change of use that needs permission depends on the facts, so it is worth raising with Coventry City Council early.

Rates can change as well. In England, a home available to let for short stays for 140 days or more a year and actually let for 70 can be assessed for business rates instead of council tax, under rules applied by the Valuation Office Agency. Only short lettings count towards the 70.

How to choose

Start with what matters most to you: income, certainty or a sale. A well-kept home near employers and good roads can suit management; a home you want to hand over completely may suit a company let; a home you are ready to part with may suit a quiet sale.
